The scope
How much of the journey you want held, from a single set of drawings to the whole route through to a construction-ready handover.
Pricing
There is no price list here, and that is deliberate. A loft conversion in a conservation area and a single-storey rear extension are not the same job, and pricing them as if they were would only mislead you. We quote each project once we understand it, and we tell you the figure before you commit to anything.

Four things move the number more than anything else. None of them are a mystery, and we will walk you through each one as it applies to your home.
01
How much of the journey you want held, from a single set of drawings to the whole route through to a construction-ready handover.
02
An extension, a loft, a garage conversion, a whole-house remodel or a new build. Each carries its own design and planning weight.
03
A straightforward application and a conservation-area or listed case are different amounts of work, and we are honest about which yours is.
04
Guided, with a person holding the thread for you, or self-directed, moving at your own pace with the order kept in place.
We agree the scope and the figure in writing after a first conversation, before any work starts. If the project changes along the way, we talk about it with you before anything changes on the bill. You will always know what you are paying for and why.
That first conversation is a gift. Tell us where you are and what you are hoping to do, and we will come back with an honest read of the work and a clear figure to match it. Nothing is owed for asking.
Give us the shape of what you are planning. A few lines is plenty to start. We will reply by email with a clear, honest figure and the sensible first step.
