The Plan Hub

Extensions, lofts and whole house remodels. Designed, planned and built by one team.

The people who draw your project are the people who build it. Architects, structural engineers, surveyors and construction managers, all in house, from first survey to finished room.

How we work

Start where you need us.

Most homeowners come to us with an idea and leave with a finished room. But every project is different, and you can join at any point.

Design and planning

Measured survey, design, planning application and structural calculations. You take construction-ready drawings to any builder you choose.

How design works

Build from your plans

Already have drawings and permission? Our construction team prices and builds from them.

The journey

From idea to finished room, in order.

  1. 1

    Measured survey

We measure and photograph your property, and walk the scope with you at home. £149 including VAT for three bedrooms or fewer, £249 including VAT for four or more.

  2. 2

    Design

Existing plans drawn, options worked through with our construction director, then the design itself. Your survey fee comes off this.

  3. 3

    Planning

We prepare and submit the application and handle the authority. Approval is never guaranteed, and we tell you the risks before you spend.

  4. 4

    Construction ready

Structural calculations, building regulations drawings and a costed scope. Build with us, or take the pack to your own builder.

  5. 5

    The build

Our construction team manages the trades and runs the site through to completion, with the same people you have dealt with throughout.

You can stop at any step. The drawings are yours.

Who you will deal with

Named people, not a switchboard.

Liz takes your first call. Juliet runs your discovery meeting. Gez, our construction director, walks you through your costs in person before anything is put in writing, and runs the site when we build. You will know who is responsible at every stage, because it will be someone you have met.
